Cities Skylines 2 is a bad game, performance issues or not. It lacks charm, tries to be a little of everything and fails. I think the "zoning the whole street full of commercial zones" may have come from Cities: Skylines 1 out of habit, so we might need to rethink our zoning strategies a bit and not concentrate them on the same roads / areas for better coverages. For this reason, I think this should solve the "lack of customers" in Cities: Skylines 2.
